The Holiday Inn Express project is situated adjacent the main Intercontinental hotel on the site of the former Georgianis Hotel. The former hotel had a ground floor lobby entrance but the hotel suites were located over three levels sited over third party properties on either side of lobby.

The project for the new Holiday Inn Express included the demolition of the former hotel and rebuild of a completely new hotel. Project Management Services were provided.

The new construction comprised 100 rooms over 6 stories. Works included creation of a service level slab over first floor level and a transfer slab over the service level on which the hotel is built.

This required reinforcement to the third party walls and additional foundations adjacent the Intercontinental Hotel. Third party properties (bars and restaurants) were operational during the build works and works had to be coordinated with these parties to minimise disruption. The service level could be used by both the third parties and the new hotel for plant.

The new Holiday Inn is linked directly to the Intercontinental and served via back of house facilities of the Intercontinental.
